Are there hidden fees?

Do you approve repairs without the owner’s permission?

Repair authorization limits are established in advance in the management agreement. Except for emergencies or situations requiring immediate action to mitigate damage or comply with legal obligations, owner approval is obtained before authorizing repairs exceeding the agreed threshold.

 

How do you handle maintenance and vendor selection?

Maintenance is coordinated based on availability, licensing, scope of work, and the needs of the property. Any applicable coordination fees or practices are disclosed in writing.

How do you screen tenants?

Tenant screening is conducted in compliance with the Fair Housing Act and other applicable laws. Screening criteria may include income verification, rental history, and background information as permitted by law.

While no screening process can eliminate all risk, our goal is to place qualified tenants and reduce avoidable issues.

 

How do you handle lease renewals?

We monitor lease expiration dates and communicate with owners regarding renewal options, tenant performance, and current market conditions.

Renewals are managed in accordance with lease terms, the management agreement, and applicable law, with the goal of supporting informed owner decisions.

 

What qualifies as an emergency?

An emergency is generally defined as a condition that threatens health or safety or could cause significant property damage if not addressed promptly.

In such cases, necessary action may be coordinated consistent with the management agreement and applicable law. Owners are notified as soon as reasonably possible.

 

Do I retain control over my property?

Yes. Property owners retain decision-making authority over their property, subject to the lease, management agreement, and applicable law.

What if I want to terminate the management agreement?
